Every Fence Change in Steiner Ranch Goes Through the AC
Steiner Ranch covers about 4,600 acres on a ridge in a large bend on the north side of the Colorado River, between Lake Travis and Lake Austin. It is surrounded by Austin's city limits but is not part of them, so the rules for a gate or fence here come from the Steiner Ranch Master Association's Residential Design Guideline Manual.
Section 7.5 of that manual, Fences, Gates and Walls, is broad. It defines a fencing improvement as building a fence and its parts, and also as removing or altering an existing fence. The Architectural Committee must approve any fencing that differs from the standard approved fence, and that approval covers design, details, heights, materials and paint or stain color.
The manual also says requirements may vary from neighborhood to neighborhood and points owners to each neighborhood's own design guidelines and supplemental conditions. So we confirm which neighborhood your lot sits in before drawing anything, and the job is checked against the current manual at quote time.
- Decision window: the AC gives approval or disapproval within thirty days of a complete application, and an application is not complete until every document it asks for is in.
- Two approvals, not one: the manual states that AC approval is not approval by any governing entity.
Where Iron Is Welcome, and Where a Gate Is Not
The manual is specific about placement, and it decides what we sell here. A fence may not come nearer the front street than two feet behind the front wall of the house, and may not sit inside a front or side street building setback without a variance. That rules out the tall street-facing driveway gate you see elsewhere. The Steiner Ranch job is behind the front wall.
- Greenbelt rear lines: lots backing a greenbelt may install wrought iron fencing in place of the approved wood fence without prior AC approval, on the rear property line only. Side and front requirements stay the same.
- No gates into open space: the manual allows no gate in a fence between a lot and a greenbelt or open space area.
- Walk gates: openings are limited to a single gate up to four feet wide or a double gate up to seven, with one gate opening on each side of the house.
- Materials: a gate must be built of the same material as the fence it sits in, and decorative or ornate gate hardware goes to the AC for approval.
- Banned outright: chain link, plastic and wire fences, outside a few infrastructure uses.
- Finished side out: a fence visible from a street, greenbelt or open space shows its finished side, or is double-faced.
A steel rear line on a greenbelt lot keeps the view open, and steel pickets do not burn the way cedar does. That matters on a ridge where the September 2011 fire destroyed 23 homes and damaged landscaping and privacy fences at 28 more properties.

Walls, Columns and Lights Around the Gate
Gates here often sit in or beside a courtyard wall, and the manual covers those too. Every freestanding wall needs AC approval through a Modification Application. Walls and courtyard walls may not exceed six feet without further approval, and a wall that projects so its thickness shows must return or end in a column at least twelve by twelve inches, built in materials and colors that suit the house.
Lighting on a gate column is reviewed as well. The AC must approve all lighting, fixtures must be hooded so light does not spill onto a neighbor's lot or the street, and the manual allows no galvanized fixtures. We specify column lights that meet those lines, so the fixture does not become the item that holds up an approval.
Entry Systems for Steiner Ranch's Gated Neighborhoods
The design manual refers to gated communities within Steiner Ranch, and those entries are a different kind of job. The buyer is a neighborhood board or its manager rather than a single owner, and the gate runs all day.
For a board we scope the whole entry: slide or swing gate leaves sized for the lane, commercial duty operators listed to UL 325, loops and photo eyes, keypads and intercoms, and the way emergency responders will open the gate. We supply shop drawings and a written scope the board can put in front of its members, and we phase the work so residents keep a working entry while it is replaced.
Texas SB 711, in force since September 1, 2025, also matters to any Steiner Ranch owner planning a fence. An HOA may no longer prohibit a perimeter fence, though it may still regulate type and material and may keep a covenant that bars fencing forward of the front building line.

What Drives the Cost of Gate and Fence Work in Steiner Ranch
No price is published here, because the drivers change from lot to lot. At the free measure we look at each of these and put them in a written scope:
- Fence run and gate count. A long greenbelt rear line with one gate per side is a different job from a single courtyard gate.
- Grade. Ridge lots fall away sharply, and a fence that steps or racks down a slope takes more fabrication time.
- Steel, aluminum or ornamental iron, and the picket and frame gauge.
- Finish. Galvanizing under a powder coat, in a color the AC has approved.
- Columns and footings. Twelve by twelve columns where a wall returns, and footings cut into Hill Country limestone.
- Hardware. Ornate hinges and latches, which the AC reviews separately.
- Operators, power and access control on neighborhood entries: trenching or solar, keypads, intercoms, photo eyes, loops.
- Approval paperwork. The drawings and details a complete application needs.

Our Process on a Steiner Ranch Lot
We measure the lot, the slope and the rear line, and confirm your neighborhood and whether your lot backs a greenbelt. You approve shop drawings that show height, material, color, gate width and hardware. The drawings go with your application to the AC, and fabrication starts after approval, in our shop, followed by galvanizing or powder coat.
The manual limits contractor hours to 7:00 a.m. to 7:00 p.m. on weekdays and 8:00 a.m. to 6:00 p.m. on Saturdays, with no construction on Sundays, so installs are booked inside those hours. The finished work carries a written warranty.

Do I need AC approval for a new gate in Steiner Ranch?
